Since January 1, 2026, condominium associations with 25 or more units must make certain official records available on a website or app. Since January 1, 2025, homeowners' associations with 100 or more parcels have had a similar website requirement. The Document Vault keeps these records in one place and its posting checklist tracks what is posted and what is missing.
Certain condominium buildings need a structural integrity reserve study, and older buildings of three or more stories need a milestone inspection. Our condo management software guide explains both, and the Reserve Fund Tracker keeps the components and funding together.
Board meetings generally need at least 48 hours of posted notice, and meetings that adopt a budget or special assessment need more. Board Meetings handles notices, agendas and minutes.
A fine generally may not exceed $100 per violation, or per day for a continuing violation, with a $1,000 total unless the governing documents allow more. Florida also requires a committee of at least three owners who are not board members to approve a fine after notice. Both are defaults in Violations & ARC.
Owners can ask in writing to inspect official records, and the association generally has 10 business days to respond. Each request is logged with its response.
