Florida has added new safety and funding rules for condominium buildings. Two terms come up at almost every board meeting: the structural integrity reserve study (SIRS) and the milestone inspection.
A SIRS is a reserve study of a building's structural and life-safety components, such as the roof, load-bearing walls, fireproofing, plumbing, electrical, waterproofing and windows. It must be prepared by a qualified professional, such as a licensed engineer or architect, and updated periodically. Reserves for the items it covers generally cannot be waived or reduced by an owner vote.
A milestone inspection is a structural inspection required for older condominium buildings of three or more stories. It is carried out by a licensed engineer or architect, and the results feed into the board's planning and reserves.
Deadlines and reporting rules have changed several times. Check the current text of Chapter 718, Florida Statutes and the Florida DBPR SIRS reporting page, and confirm with your attorney and engineer. Manage It Easy helps you organize the work; it is not legal or engineering advice.
